Position Overview: We are seeking a visionary and results-driven professional to assume the role of Head of Precinct & Commercialization for our client. This role will be responsible for leading the planning, development, and execution of a vibrant and integrated commercial precinct within the tower. The successful candidate will play a pivotal role in shaping the precinct\'s identity, attracting world-class retailers, and curating a dynamic environment for visitors and tenants. Key Responsibilities: Strategic Planning and Precinct Development: Develop a comprehensive strategic plan for the commercial precinct, aligning with the overall project objectives and target market. Conceptualize and oversee the creation of a distinctive precinct identity, encompassing retail, dining, entertainment, and cultural elements. Commercialization and Tenant Attraction: Lead efforts to attract high-profile tenants, brands, and retailers to the commercial precinct, ensuring alignment with the precinct\'s theme and positioning. Develop and execute effective leasing strategies, tenant mix, and rental terms to optimize revenue and tenant satisfaction. Project Management: Oversee all aspects of the precinct\'s development, including design, construction, fit-out, and tenant coordination. Collaborate with architects, designers, contractors, and other stakeholders to ensure the timely and successful completion of the precinct. Tenant Relations and Experience: Cultivate strong relationships with tenants, ensuring their needs are met and their businesses thrive within the precinct. Implement programs and initiatives that enhance the tenant and visitor experience, fostering a sense of community and engagement. Financial Management: Develop and manage the budget for the commercial precinct, tracking expenses, revenues, and profitability. Monitor financial performance and implement strategies to achieve financial objectives. Stakeholder Engagement: Collaborate with internal and external stakeholders to ensure seamless integration between the commercial precinct and the broader of tower development. Engage with local authorities, community organizations, and partners to align the precinct\'s activities with local interests and regulations. Innovation and Trends: Stay informed about industry trends, consumer behavior, and emerging technologies to drive innovation and relevance within the precinct. Integrate technology and experiential elements to create an immersive and future-forward environment. Qualifications and Requirements: Bachelor\'s degree in Business Administration, Real Estate, Retail Management, or a related field. Master\'s degree is a plus. Extensive experience in commercial real estate development, precinct management, or retail leasing, with at least 6 years in a leadership capacity. Proven track record of successfully attracting and managing high-profile tenants and brands. Strong understanding of retail and commercial trends, consumer behavior, and market dynamics. Exceptional negotiation, communication, and presentation skills. Project management expertise, with a history of overseeing complex development projects from inception to completion. Strategic thinker with a creative mindset and the ability to translate ideas into actionable plans. Proficiency in financial analysis, budget management, and reporting. Strong leadership skills, with the ability to inspire and lead a diverse team. Knowledge of local regulations and codes related to commercial development and retail operations. A passion for creating innovative and engaging spaces that drive customer loyalty and revenue.
