You\xe2\x80\x99ll work hand with your team of highly qualified resources and the local regional site teams to deliver the best facility management services possible.The role will play the leading role in supporting the day-to-day ROC activities and the site-based team and managing incidents, as the main go to person for the shift.Lead investigations and technical resolutions, with high quality outcomesDay to day - to ensure the routine tasks are completed, system settings are available and close contact with the site team is maintained and systems are operating to design and within limitsMentor and build your team to investigate, analyse and report on potential outcomesThe role will the lead role in a 24/7 team providing monitoring and health checking operating systems across the globe, alarm responses and first line remote fix will be required. Escalation and incident management will be a key deliverable for this role, at times it will be a high-pressure working environment.Having superb organisational skills will be vital to this role because you\xe2\x80\x99ll make road maps on how to smooth out the daily operations at the designated sites. You\xe2\x80\x99ll also help ensuring Operation success by preparing the environment and making informed decisions.Communication is key, with the team and the client representative, we operate under the assumption of no surprises for all.On top of these, you\xe2\x80\x99ll need to manage the operating system licenses and make sure that they are updated. You\xe2\x80\x99ll also carry out routine checks on all Maintenance & Operations services on a routine basis, to guarantee that operations timing matches the approved schedule and operations conditions are acceptable.Develop strategies to monitor and reduce energy consumption and increase system reliabilities, via data managementPart of your responsibilities is to support system PPM and scheduled down times, to monitor and ensure system restores to normal.Clearing the decksIn this role, you\xe2\x80\x99ll need a strong presence of mind and the ability to see beyond the potential problem, act quickly and responsibly to put a lot of things in order.You\xe2\x80\x99ll stay on top and monitor alarms and messaging data, site-based maintenance activities and local requirements with the local site teams and vendors to complete all repairs and maintenance based on timelines and standards. • Experience required for preferred candidates, qualified Diploma holders with 5 years in BMS or controls environment.
• Able to demonstrate a clear understanding of technical engineering systems.
• Keen eye to help develop potential early warning signs of an incident.
• An eye to detail, comprehensive check of all alarm parameters
• Ability to always follow procedures, but to also contribute to develop better procedures

Position GoalsManage and develop a team to ensure

• On time Tracking & Closing the Abnormalities of Online monitoring System\xe2\x80\x99s (BMS, PME etc..) which doesn\xe2\x80\x99t Impact the daily Operations.
• First fix first time attitude
• To develop strategies to achieve operational excellence in the operation of the ROC functions measured by Excellent survey feedback and avail targeted Point of User (POU)score.
• Contribution of identifying and implementing energy saving plans as per targets shared with BMS.
• Achieve Zero Open incidents, with respect to BMS.
• Achieve Zero overdue help desk requests, with respect to BMS operations.
• Support team to achieve Key Performance Indicators and Service Level Agreement targets as per BMS.
• Supporting for Documentation & File management with respect to ROC
• Adhere to the procedures and escalation processes, drive quality.
• On Time Escalating on Vendor Performance & Co-ordination.
• Proper communication on Incidents to the Team as well as CS as per the JLL Standard\xe2\x80\x99s.

Duties & Responsibilities

• Develop and ensure the operation of BMS, PME, IBEMS, LSS Systems health, on Daily Basis.
• Ensure all systems are working to the design specification., with zero deviations.
• In Case of Any Abnormalities /Critical active alarms noticed then inform to Respective Shift in charge.
• In case of any issues under vendor Scope need to Co-ordinate & get the issues resolved and stabilized.
• Check and ensure the key assets and systems are operating within in safe Range on routine basis.
• Support Incident management and resolution.
• Responsible for Scheduling Low Side Equipment\xe2\x80\x99s as per office hours and ensure its function appropriately on daily basis.
• Check the Operational Availability of all the equipment\xe2\x80\x99s through BMS System and escalate to Shift engineer and Respective vendors if any equipment\xe2\x80\x99s are unable to control and operate through BMS.
• Check and ensure all the essential parameters are Displayed appropriately in BMS/PME systems.
• Check and Ensure the Necessary data are captured & Can Be able to download through respective systems
• Closely monitoring the Cooling temp and Electrical loads of CEM Areas (Data Centres, Lab, UPS etc..).
• Critical Alarm Verification on BMS System Bi-Monthly of CEM Area\xe2\x80\x99s and the report need to get shared with CS.
• Maintaining Abnormality tracker of BMS, PME and need to share on Monthly basis to CS.
• Generate BMS, PME etc related reports on Daily & Monthly Basis.
• Energy Meters &Flow Meters verification on an agreed basis

• Weekly Life Safety Systems (LSS) monitor and track testing and ensure close out of any defects and issues.
• Support to Maintain Lift Abnormality Tracker.
• Updating Weekly Proactive Tickets status to Corrigo team
• Assigning the Corrigo call \xe2\x80\x98s and Tracking to completion
• Vendor co-ordination for PM activity of BMS, PME, IBEMS, LSS.

Employee Key Competencies

• Tertiary qualifications in Electrical/Mechanical Engineering essential.
• Competence in BMS / I&C Control system application and operations
• Good communication Skills & interpersonal skills
• English language level 5 required but a second language would be advantageous.
• Good knowledge in MS office & Mail communication.
• Team player & quick learner attitude.
• Committed execution capability and should have sound knowledge in handling service partners.
• Demonstrated experience with client reporting and preparation of reports required.
• Preventive maintenance knowledge would be desired.
• Experience required for Diploma holders 5 years with 5 years in BMS/ I&C Field.
• Customer service focus.
