As part of the Project & Property Department, the Property Executive is responsible for managing tenancy matters and supporting asset optimization across KFC outlets, hostels, and related properties. This includes rental negotiations, compliance processes, documentation, and coordination with internal and external stakeholders.
Key Responsibilities:
Asset Management (Core)
Formulate rental budgets based on negotiation strategies for expiring and renewal tenancy agreements for all KFC hostels.
Provide market research and rental analysis to justify and obtain management approval for the proposed negotiated rental rates.
Lead negotiations with landlords, aiming for cost optimization and rental reductions.
Coordinate with Legal and Finance for execution of new and renewal tenancy agreements.
Manage termination processes for store closures.
Handle and resolve tenancy-related complaints from or against landlords.
License & Fleet Management
Manage Occupation Certificate (OC) applications for new store openings (NSOs) and major improvement exercises (IE) at existing outlets.
Handle power supply applications and upgrades, including coordination with contractors and relevant authorities.
Administrative & Regulatory Support
File insurance claims related to property damage (e.g., glass breakage, burglary, public liability).
Prepare and update Standing Instructions for rental payments, including monitoring expiry dates.
Perform online stamping of tenancy agreements with LHDN for restaurants, hostels, and warehouses.
Update NOMOS system with tenancy-related information.
Notify landlords regarding Assessment Fees and Quit Rent for business license renewals.
Provide updated tenancy agreements to Operations to support Certificate of Accommodation (COA) applications.
Requirements:
Minimum Diploma or Degree in Real Estate Management, Building & Property Management, Business Administration, or other relevant fields.
Minimum 3 years of experience in property or tenancy management.
Strong negotiation and communication skills.
Able to understand tenancy agreements and basic legal terms.
Familiar with local authority processes and compliance requirements.
Own transport and valid driving license (site travel required).
Proactive, organized, and able to work under pressure.
Successful candidate will be based in Kota Kinabalu main office.
