The Property Executive will be responsible for managing and maintaining the company's property portfolio, ensuring all properties are well-maintained, legally compliant, and efficiently utilized.
This role involves coordinating with tenants, contractors, and authorities on tenancy, maintenance, and operational matters, as well as supporting management in planning and implementing property-related strategies.
RESPONSIBILITIES
Property Management & Maintenance
Oversee day-to-day operations and maintenance of company-owned or managed properties.
Plan and coordinate preventive and corrective maintenance works with contractors and service providers.
Conduct regular site inspections to ensure property upkeep, safety, and compliance with regulations.
Manage and monitor maintenance budgets, service contracts, and work orders.
Tenancy & Leasing Administration
Handle all tenancy matters including renewals, rental collection, and lease documentation.
Liaise with tenants on property issues, complaints, and improvement requests.
Ensure timely handover and takeover of premises, including condition assessments and documentation.
Support management in reviewing and negotiating tenancy agreements.
Compliance & Reporting
Ensure compliance with relevant laws, building by-laws, safety standards, and statutory requirements.
Maintain accurate property records, including tenancy, maintenance, and financial documentation.
Prepare monthly property management reports and updates for management review.
Stakeholder & Project Coordination
Liaise with local authorities, consultants, and contractors for property approvals, permits, and renovation works.
Assist in planning and execution of refurbishment, upgrading, or renovation projects.
Support management in property valuation, acquisition, or disposal exercises when required.
REQUIREMENTS
Degree or Diploma in Property Management, Real Estate, Building Management, or related field.
Minimum 2-3 years of relevant working experience in property or facilities management.
Good understanding of building maintenance systems, tenancy administration, and statutory requirements.
Excellent communication, negotiation, and interpersonal skills.
Strong organizational ability and attention to detail.
Proficient in Microsoft Office and property management software.
Able to work independently and manage multiple properties efficiently.
Job Type: Permanent
Pay: RM3,000.00 - RM3,500.00 per month
