To lead and oversee all aspects of day to day building operations.
Manage and work closely with the appointed Property Management company, Landlord appointed contractors to deliver highest level of services provided to tenants which include if repair and maintenance, security, tenant relationship, customer service, housekeeping, landscape and sustainability.
Monitor and work with the appointed Property Management company to develop policies, budget planning inclusive proposal for OPEX & CAPEX, routine and preventive maintenance programmes.
Evaluate the performance of the appointed Property Management company.
Work with Finance department to ensure financial policies and procedures are adhered to and that conditions are positive to enhance cash flow.
Other responsibilities include the preparation of management reports, budgeting and forecasting expenses.
Implementing strategies to reduce building operating expenses, improvement on capital expenditures, procedures and management practices.
Adhere to internal and external compliance, legal and ethical requirements and set a standard of practices in paarticular on the compliance to Strata Management Act 2013.
Ensure that the clients are provided with a high standard of service at all times.
Coordinate, negotiate and issue vendor contracts for property services in accordance with the management agreement.
Provides monthly reports to the Management.
Any other related duties as may be assigned from time to time by the Management.
Responsibilities
Bachelor Degree or Post Graduate Diploma in Estate Management / Building & Facilities Management & Maintenance / Property Management or equivalent
Minimum 8 years of working experience in property management industry
Must have experience overseeing high rise commercial / office buildings
Preferably those who have experience working in Grade A commercial buildings with portfolio of MNC tenants
Familiar with the GBI, Occupational Health and Safety Management Systems and WELL accreditation is an added advantage
Those without the above qualification but have more than 8 years related working experience will be considered.
Knowledge in Strata Management scheme and conversant in Strata Management Act 2013 and Society Act would be an added advantage.
