As Real Estate (\xe2\x80\x9cRE\xe2\x80\x9d) Location Manager (\xe2\x80\x9cLA\xe2\x80\x9d) Zone Asia Pacific (\xe2\x80\x9cASP\xe2\x80\x9d) you will be responsible supporting Zone ASP Head as well as Commercial Zone ASP Head in steering business by providing a complete and transparent management of SE Real Estate locations and related RE activities of the countries in the Zone. The ASP Zone countries consist among others of TH, PH, JP, KR, SG, MY, BD, TR, IL. Additionally, technical management of zone and interface between the local BAs in the countries and Hub Management is expected. In addition to that you are the point of contact for local countries CFOs and local BAs Heads in all RE related topics.
How You\'ll Make an Impact
\xc2\xb7 Develop and execute financial strategies to achieve the company\'s financial objectives.
\xc2\xb7 Ensure strict adherence to lease agreement terms and conditions.
\xc2\xb7 Implement a proactive approach to maintain and repair technical systems in the leased/owned premises, ensuring uninterrupted functionality.
\xc2\xb7 Manage leased/owned premises in alignment with corporate and business requirements.
\xc2\xb7 Streamline internal procedures and obtain necessary approvals for efficient property management.
\xc2\xb7 Keep databases, portfolios, and tools up-to-date for effective property management.
\xc2\xb7 Conduct market research to identify optimal solutions for leased/owned properties.
\xc2\xb7 Negotiate and renew lease and service agreements to secure favorable terms.
\xc2\xb7 Strategically plan and budget to achieve cost savings without compromising quality.
\xc2\xb7 Develop and implement measures to optimize the efficient utilization of premises.
\xc2\xb7 Foster strong relationships with local employees and external partners of Siemens Energy.
\xc2\xb7 Supervise and manage various services if applicable, including corporate catering, mailing services, access control, housekeeping, parking lots, and others.
\xc2\xb7 Source and manage external suppliers and vendors through well-structured tenders.
\xc2\xb7 Conduct tenders in line with corporate requirements for efficiency and transparency.
\xc2\xb7 Regularly assess and analyze space and workstation usage to optimize office layouts based on the BetterTogether office concept.
\xc2\xb7 Supervise the technical maintenance of premises, providing recommendations for furniture and equipment procurement when necessary.
\xc2\xb7 Lead the search for suitable office and industrial premises, considering the company\'s requirements.
\xc2\xb7 Plan and execute office relocations to minimize disruptions to operations.
\xc2\xb7 Collaborate effectively with commercial staff responsible for leased and owned premises to optimize outcomes.
