You light the way. xe2x80x8bMore about the roleThe Real Estate (RE) Portfolio Head has a regional responsibility and partners with the businesses to drive portfolio optimization and consolidation, create additional value on RE cost and capital efficiency, functional discipline and professionalism ensure right people and competent suppliers and drive continuous improvement. This role will be responsible for ensuring that RE strategic initiatives are deployed and implemented, in line with strategic and portfolio plans for the businesses and in line with Signify and functional requirements including RE-QS requirements and RE directive.xe2x80x8bxe2x80x8bSTRATEGY AND PORTFOLIOResponsible for senior stakeholder alignment in the region to fully understand business and location strategy and translate that into real estate requirements.Support development of real estate strategy per asset type and deploys in the region.Advises and challenges strategic rationale, space demand, financial implications, liabilities, risks and opportunities.Primus inter pares in the region for HoRE. Leads the regional team and ensures balanced project allocation andTRANSACTIONSReviews 18 months lease events on a regular basis and ensures business alignment and execution.Responsible for real estate transactions in the region including lease renewals, lease acquisitions, disposals and partners with internal and external stakeholders in accounting, EA, tax, legal etcManages outsourced service providers for transactions in the region.Ensures high quality and compliant and auditable transaction process and is primary interface with brokers.FINANCIALSResponsible for Target and SP, manages target and meets capital expenditure and P&L targets.Prepares financial business cases prior to submission including at investors and IC presentations.Creates lease and transaction POs in line with accounting principles.Responsible for data accuracy in Planon for the regionSUBJECT MATTERSHolds SME role for the domain supporting strategic priorities. In this global SME role, be a consultant supporting across regions in the area of but not limited to workplace, project management, transactions, (use of own) technology, sustainability.Responsible for contract management and performance management of outsourced service provision/ MSAxe2x80x99s in his/ her domainAs BPO for his/ her SME role responsible for maintaining process descriptions in QS up to dateMore about youMinimum 10 years of (corporate) real estate experience, Portfolio Management, Transactions Management in an international environment.Master in Economics, Finance or Real Estate (or similar)Experience in stakeholder management, account management and in managing expectations within a matrix management environmentWorking knowledge of transactions, design, construction management, facilities and property management.Knowledge of financial aspects like IFRS, lease accounting, NPV and Cash flowExperienced in coordinating project teams, preferably in matrix environment.Experience in & has been responsible for transactions, negotiation & deal-making. Negotiation-handling with uncompromising sense of business integrity.Solid analytical & financial acumen.
