Key Accountabilities: To lead and manage sales team to ensure monthly, quarterly and annual sales targets are achieved. To lead, supervise, monitor and organize all resources to carry out sales implementation exercise and update HOD to ensure all sales activities are executing successfully. Responsible in developing sales strategies, propose attractive sales packages and provide feedback to HOD in order meet the sales target in respective product. To constantly analyze prospect database and propose strategies to move sales in order to meet the sales target. To motivate, provide feedback, support and coaching to the sales team to enhance individual development & growth and maintain team morale. To monitor aging of booking conversion and quota utilization (eg. Bumi quota, Pals discount, promotion rebate etc) to ensure effective execution of sales plan on a timely manner. To generate, analyze and propose strategy for the sales related report on timely manner to ensure HOD & UPCM can keep track on current sales achievement. To participate and provide input during product development and price setting stage to assist in developing a market value product. To actively participate Matrix meeting in order to share on the product feedback and suggest the improvement for betterment of the product. To analyze market and consumer trends and share with HOD and management where appropriate in order to assist management in better decision making during the product development. To identify potential opportunities and prepare sales kit for better explanation on specific details of the product to the buyer. To conduct and provide in-house training to sales & marketing staff to ensure they are improving their sales techniques, strategies and skills to achieve sales target. To be well verse in Business Plan target and develop overall sales strategic for given projects to meet company\'s target. To work closely with top management to ensure the company goal and objective is cascaded down from top to down. To attract, retain and develop sales team to minimize staff turnover rate. To identify the competencies gaps between sales staff and work closely with HR personnel to develop & design sales training manual to ensure they are equipped with the necessary skills set and competencies to achieve sales target. Qualification: Degree or Diploma in Marketing or related discipline Experience: Minimum 8 to 10 years of working experience in marketing of residential, commercial and industrial properties Technical Skills: Knowledge in property/real estate/building specifications
