Senior Financial Analyst - Property Management Accounting
JOB SUMMARY
The Property Accountant will be responsible for providing the financial and management reporting/service (or the allocated portfolio of properties and clients.
The role is client focused so the Property Accountant is expected to build and maintain strong working relationships and networks with both internal and external clients.
The Property Accountant will work closely with other Real Estate Accounting Services team members and will be expected to provide superior service to all clients by instigating and participating in regular meetings with clients, ensuring that the due dates meet all reporting requirements, that all queries are dealt with promptly and that all deliverables are accurate and to the client\'s specifications.
ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Prepares, reviews and approves journal entries prepared by the accounting group.
  • Preparation of monthly, quarterly and annual financial reports including, preparation of the accounts, balance sheet reconciliations,|ourna I processing, budget variance analysis, amortization of lease incentives and any other reporting requirements;
  • Collaboration with the Property Manager, Building Supervisor and Client\'s Asset Management and Finance team (only where required) to amend, review and finalize the reporting packs (for P&L and Capital projects) including the financial and other data and analysis and commentary contained within;
  • Dealing with incoming queries and requests in a timely and efficient manner so as to ensure the client\'s expectations are met/exceeded. Generally within 24 hours for urgent requests and 36 hours for other requests;
  • Actively engage clients both internally and externally to understand their business requirements and direct team efforts to ensure the service delivery is focused on maximizing value to the client;
  • Assist the client and Property Manager upon the acquisition or disposal of assets within the allocated portfolio
  • Prepare and organize the audit of the annual outgoings reconciliations and/or promotion funds for retail assets;
  • Assist with audit procedures.
  • Ensures that systems and procedures are in compliance with company policies, acceptable accounting practices, and applicable regulations.
  • Maintains accounting processes and procedures which comply with generally accepted accounting principles, tax requirements, SEC requirements, and management reporting requirements.
  • GPC partner Management including timely escalation of issues to GPC partner
  • Assisting GPC team with issue resolution
  • Assisting the Properly Management team with the preparation of annual budgets including reviews, analysis and checks;
  • Uploading approved budgets/forecasts accurately to MRI;
SKILLS AND REQUIREMENTS
  • Bachelors Degree in Accounting, Finance or related field; CPA/CA would be advantageous.
  • 3+ years experience in public and/or private accounting.
  • Ability to provide efficient, timely, reliable and courteous service to customers.
  • Strong interpersonal and communication skills with the ability to present analysis in a clear and concise manner.
  • Strong reasoning, decision-making, organizational, analytical, and quantitative skills.
  • Knowledge and ability to comprehend and interpret complex financial and accounting terms, concepts and transactions.
  • understanding of Generally Accepted Accounting Principles (GAAP), Financial Accounting Standards (FASB), theories, & practices.
  • Ability to work independently and working as a team.
  • Highly developed MS Office skills or Financial Management Systems.
KEY PERFORMANCE INDICATORS
  • Develop skills in utilizing workflow tools for service delivery management.
  • Engage and assist in the successful transition to new organizational structure and work processes.
  • Build strong, positive relationships with the REAS team and GPC team members.
  • Coordinate service delivery for allocated portfolio.
  • Be the \'Subject Matter Expert\' and trusted advisor for internal and external customers of the allocated portfolio.
  • Assist with and complete complex tasks including MRI error identification and resolution, reallocations, and reconciliations.
  • Liaise with and assist the GPC team with issue resolution and query management.
  • Assist Asset Services, REAS team members, and clients with issue resolution and service delivery.
  • Generate and participate in Process Improvement Initiatives.
