An

Accounts Manager

for a construction developer oversees all financial operations, including project accounting, cash flow management, compliance, and financial reporting. The role is vital for ensuring financial health and supporting the overall strategic goals of the company.

Core responsibilities



Financial reporting and analysis

Generate financial reports: Prepare monthly, quarterly, and annual financial statements for management, providing insightful analysis on project performance. Budgeting and forecasting: Develop, manage, and monitor project budgets and cash flow forecasts to ensure projects remain financially viable. Variance analysis: Analyze variances between budgeted and actual costs, identifying discrepancies and suggesting improvement initiatives to management.
Project and operational accounting

Manage project accounts: Oversee the accounting for individual construction and property development projects, including revenue recognition, cost tracking, and billing. Handle billing: Coordinate with project and contract departments to process and bill clients based on project progress. Manage payables: Oversee high-volume payments to subcontractors, suppliers, and vendors.
Cash flow and financing management

Optimize cash flow: Develop strategies to maintain healthy cash reserves and allocate funds efficiently for project payments and other financial obligations. Manage financing: Work with banks and other lenders to secure and manage project financing, including term loans and revolving credit.
Compliance and regulations

Statutory compliance: Ensure adherence to all relevant accounting standards (e.g., MFRS/IFRS), tax regulations, and other statutory requirements. Regulatory reporting: Prepare and submit required reports to government and regulatory authorities. Manage audits: Coordinate with internal and external auditors and tax agents to facilitate audits and ensure compliance.
Leadership and collaboration

Lead the finance team: Manage, coach, and guide a team of finance and accounting staff. Liaise with stakeholders: Serve as a key point of contact for external parties like auditors, tax agents, and bankers, as well as internal department heads.
Necessary skills and qualifications

Experience: Extensive experience in accounting and finance, with a minimum of 5 years in a managerial role and prior experience in the property development or construction industry. Technical skills: Strong knowledge of accounting software, proficiency in advanced Excel, and a deep understanding of accounting standards and financial management principles. Soft skills: Excellent communication, analytical, and leadership abilities are essential for success.
