Job Overview :
Shopping Mall Management including but not limited to Leasing, tenant management, ageing management and Mall maintenance and control.
Job Responsibilities :
1.0 Leasing Managementi. Drive occupancy of shop lots & promotion area - lettable area;ii. Review budget rental vs actual rental ;iii. Monitor competitors movement within 10km radius, rental rate through market survey;iv. To source and secure new potential tenants (shop lot & promotion space) to have a good retail trade mix in the mall;v. Supervising the entire operations process for new retail outlet opening and meeting the opening deadline;vi. Prepare plan and implement new development for the Mall;vii. Drive team productivity to achieve department rental and occupancy target;viii. Maintain good communication and business relations with tenants to enhance good landlord - tenant relationship.
2.0 Documentation / Reports Submissioni. Tenant Listing Report;ii. Occupancy Report;iii. Mall Activities Report (including Operations, A&P & Others);iv. P&L Variance explanation (Income vs Expenses);v. Ageing action plan.
3.0 Operations Managementi. Daily management of the shopping Mall in areas of retail lots leasing, building operations, maintenance, housekeeping, security and promotional activities;ii. Perform regular tours and monitor the condition of facilities and make recommendations for upkeep, repairs, renovations & improvement;
iii. Prepare annual business plan and budget; iv. Analyze and understand the Profit & Loss statement to maximize income and minimize operational cost;v. Monitor and manage the Mall income collection, rental ageing record status, and maintain stringent tenancy management policies;vi. Ensure the Mall SOP is adhered to.
4.0 Othersi. Any other tasks assigned by superior on ad hoc basis;ii. Daily work progress reporting to General Manager.
