Job Description


Location: Bukit Kiara Contract length: 6 months Job Purpose To support Manager of Business Unit 6 and HOD, Sales & Marketing - Integrated and Chief Marketing & Sales Officer in the overall planning and implementation of effective Township, Integrated Devt. and Phase Marketing and Sales Plan and ensuring the timely execution of all New Launches as per Budget Plan for Township under Business Unit 6 KLGCC Resort Adherence and compliance to company requirements Adherence and compliance to Group Policies Ensure the product & pricing is coherent to market demands & conditions Ensure the Township/Integrated Devt./Phase branding & positioning are aligned to company branding Ensure compliance to Ministry of Housings and Local Authority advertising regulations and all necessary approvals is obtained. To prudently manage the spending all A&P collaterals and activities via selection of media owners while maintaining quality & maximizing ROI - optimizing marketing expenditure A. Marketing Planning & Budgeting Collaborate in the development of Business Plan, Marketing Plan, Management Budget Plan e.g. CAPEX Plan, funding requirement. Ensure targeted new product launches & sales recognition are met in accordance to yearly Management Budget Plan (from awareness to post launch campaign). Formulating relevant Marketing & Sales Strategies to meet targets set as for Financial Year as per Budget Plan. Monitor the Marketing and A&P budget tracking for BU6 B. Product & Pricing Reviewing the development of Product Briefs and Pricing Strategies. Present pricing strategy to Property Development Committee Meeting 2 and product briefs in Design Review Meetings. Holding workshops & market research/study (if/when required) to formulate Marketing Product Brief to Product Development Dept. ensuring the products are complying with current & future market demand. Oversee the market research findings and formulating Pricing & Sales Strategy while incorporating innovative financing options. C. Collaboration Collaborate with Central Marketing for the planning and execution of Central Marketing campaigns, digital, media, ANP planning. Collaborate with internal stakeholders (communications, strategy, etc) and external stakeholders (media, agencies, etc) to ensure enhance marketing strategy & operations. Providing relevant inputs at Client Consultant Meetings (CCM) to ensure creation of market driven products. Attend and share marketing plan and input at monthly Business Unit and Township meeting. D. Advertising & Promotion Oversee the preparation and proper briefing presentation to Advertising Agency ensuring the A&P campaign is in line with approved Marketing Plan. Plan and ensure all relevant Advertising & Promotional materials are available prior to sales launches / promotional events and campaigns. Ensure the smooth execution of digital advertising and promotional collaterals including website, electronic digital mail (EDM), digital ads on social media, video and radio with the objective to get optimum number of Leads for Sales team. Ensuring smooth coordination with Advertising Agency, Media Agency and / or Media Owner, Marketing Suppliers on job briefs up to production for all online marketing material (e.g website, EDM, digital ads), Above-the-Line media buy & advertisements and all other relevant Below-the-Line collaterals. Monitor event/campaign activities and product/campaign information is updated in all offline (e.g. posters/brochures) and online channels e.g. Sime Darby Property website, project micro sites, property portals. Monitor sales take - up, propose and execute relevant marketing activities to ensure set sales target is met. E. Branding Develop township / integrated devt. / phase branding, market positioning and communication strategies to enhance public awareness. Search for value-added opportunities to enhance township / integrated devt / phase branding via awards and recognition. F. Others Conduct post-mortem analysis on launch activities and marketing budget to ensure optimum marketing operations and most effective marketing expenditure. Appointment & Management of Real Estate Agencies for selling of selected project(s). Support Chief Marketing & Sales Officer and Head of Business Unit 6 in ad-hoc basis when required. Requirements Degree in Business / Marketing or relevant discipline Minimum 5-8 years of relevant working experience, preferably with good working knowledge in property development / commercial & retail development / real estate management.
