Kondominium Regency Klang, Jalan Pelangi, 41300 Klang, Selangor Darul Ehsan

Overview

The Joint Management Body (JMB) of Kondominium Regency Klang is seeking a

dedicated and experienced Building Manager

to oversee the daily operations, maintenance, and administration of our residential strata property comprising over

700 residential units

.

Key Responsibilities

Oversee all aspects of

Strata Management operations

in compliance with the Strata Management Act 757*.

Manage financial collections

-- including monthly maintenance fees and sinking fund contributions -- and ensure timely payments to vendors and authorities.

Prepare and conduct

Annual General Meetings (AGM), Extraordinary General Meetings (EGM), and JMB Committee Meetings.

Handle disbursements and expenses

related to the JMB bank account (insurance, assessments, utilities, vendors, etc.).

Maintain accurate electronic and physical records

for financial and administrative documentation.

Coordinate and supervise service providers

for security, cleaning, landscaping, pest control, IT systems, and building maintenance.

Liaise with local authorities

for inspection and licensing of lifts, genset, firefighting systems, and other regulated facilities.

Monitor and maintain building infrastructure

-- including lifts, swimming pool, plumbing, water supply, telecommunications, CCTV, Astro system, fittings, and furniture.

Handle residents' complaints and service requests

professionally and promptly.

Prepare reports

and updates for monthly JMB committee meetings.

Technical Requirements

Basic accounting knowledge. Proficiency in

CSS application

(mandatory).

IT savvy

, proficient with Windows and Microsoft Office. Strong understanding of the

Strata Management Act (Act 757)

(mandatory). Ability to

read and interpret building plans

.

Bahasa Malaysia and English

Experience

Minimum 3 years

of experience as a Strata Residential Building Manager (preferred).

Minimum 5 years

of experience with Strata Management Act (757)compliance (preferred).
