Executive Sales & Marketing Encorp Berhad MYR 2,700 - MYR 4,200 Job Highlights \xe2\x80\xa2 Great Place to Work \xe2\x80\xa2 Flexible Working Hours \xe2\x80\xa2 Excellent Benefit \xe2\x80\xa2 Responsible to find new sales leads and provide complete and appropriate solutions for every customer in order to boost top-line revenue growth, customer acquisition levels, and profitability. \xe2\x80\xa2 Achieving / over achieving the assigned sales target and ensuring high customer satisfaction with the sales process. \xe2\x80\xa2 Responsibilities also include collaboration with the internal Marketing and Customer Relationship \xe2\x80\xa2 Management team to execute exceptional customer campaigns and experiences, taking into consideration goals, metrics, themes, and target audiences. Job Function 1)Sales Intelligent study or research on market trends, demographics, competitor new launches and other relevant information to develop the sales plan for the proposed upcoming property development projects \xe2\x80\xa2 To assist in evaluating the financial aspects of promotional packages including sales rebate discounts. \xe2\x80\xa2 Responsible in executing effective sales strategies to meet the Group\'s sales objectives such as cold calling, letter of offers, email blast, etc. \xe2\x80\xa2 Obtain leads and develop new business opportunities in order to reach sales target. \xe2\x80\xa2 Achieve the monthly and yearly sales target and prepare periodical sales update to assist in monitoring and tracking the internal and external sales process effectively in order for efficient sales closing and documentation within the timeframe set. \xe2\x80\xa2 To assist in administering the sales agent performance in meeting the sales target. \xe2\x80\xa2 To assist in the processes for selection and appointment of agents (completed projects). \xe2\x80\xa2 To assist in the processes for selection and appointment of panel bankers. To assist in the production and preparation of sales kit. 2)Administration & Customer Management. \xe2\x80\xa2 Sales administration submission for IFCA on booking. \xe2\x80\xa2 Memo approvals, Minute taker, Meeting coordination, Filing, etc to prepare weekly and monthly sales activity reports. \xe2\x80\xa2 To assist for the compilation, consolidation and preparation of Post mortem report, Management Report and presentation slides as and when required. \xe2\x80\xa2 Arrange for the necessary sales documents to be executed by the Purchaser(s) with the Group\'s panel solicitors. \xe2\x80\xa2 Follow-up with own customers for signing sales agreements. \xe2\x80\xa2 Provides customers information on legalities of purchasing property. \xe2\x80\xa2 To attend sales enquiry and follow up prospect buyers or other customers promptly. \xe2\x80\xa2 Accompany buyers during visits to and inspections of property, advising them on the suitability and value of the homes they are visiting. 3) SPA, Loan & other Agreement \xe2\x80\xa2 To prepare related checklist for SPA, Deed of Mutual Covenants (DOMC), Supplemental Agreement (SA) or Memorandum of Transfer (MOT) for Developer\'s execution. \xe2\x80\xa2 To monitor and check SPA, DOMC, SA, MOT for Developer\'s execution. To prepare cover letters: \xe2\x80\xa2 Letter of Instruction to solicitor for preparation of SPA, DOMC, SA or MOT. The Successful Applicant The candidate must possess the requirements below: \xe2\x80\xa2 At least 4 years of working experience in Property Development or Real Estate background would be an added advantage. \xe2\x80\xa2 Good spoken and written communication skills in English and Bahasa Malaysia language. \xe2\x80\xa2 Good convincing skill and social selling. \xe2\x80\xa2 Friendly and confident personality with a smart appearance. \xe2\x80\xa2 Able to work independently and a team player. \xe2\x80\xa2 Excellent communication, presentation and people management skills including being non-confrontational when dealing with irate internal or external customers. \xe2\x80\xa2 Commercial Awareness \xe2\x80\x94 Consistently in touch with current market development including competitors\' information and aware of the target market well and have the ability to create campaigns that grab the attention of customers and solves problems. \xe2\x80\xa2 Top quality analytical skills in gathering and analyzing data. \xe2\x80\xa2 Exceptional organization and time-management skills, result orientated and ability to balance conflicting demands and priorities multiple tasks to meet strict deadlines. \xe2\x80\xa2 Computer skills such as working knowledge of how to use Outlook, Word, Power Point and Excel.
