This position be responsible for formulating and executing asset management strategies and plans, including marketing strategies to optimize income and realise the highest value of our assets. This includes co-evaluation of investment/divestment function, as well as technical/real estate advisor to Investments and Fund Management units. You will support the Investment & Asset Management division in ensuring commercial viability of assets by and driving and maintaining recommended NPI yields and value of properties through asset management strategies and initiatives
To create a diversified portfolio of investment properties to spread risk and increase the likelihood of achieving financial targets.Reporting to the Chief Operating Officer, your responsibility will include (but not limited to):

• Responsible for the overall operational and P&L performance of portfolio assigned, including positioning of assets as well as the enhancement of cashflow and asset value
• Prepare, manage and ensure achievement of our annual budgets and reports which cover the financial and operational performance of the assets, leasing status and rental collection
• Develop asset lifecycle plans for each asset including recommending asset enhancement initiatives, redevelopment plans, divestment opportunities etc. where appropriate
• Manage and work closely with the Head of Property Management / Outsourced Service Providers to ensure assets are properly maintained, managed and compliant with regulations and coordinating with external parties like government authorities, brokers, universities etc.
• Hands-on asset and operational management to ensure both revenue, expenses and physical upkeep and maintenance of the properties and optimized
• Oversight on Leasing and tenancy management of all non-retail assets including commercial, Industrials, data centers, education, healthcare.
• Key liaison for with internal and external stakeholders: tenants, leasing agents, property managers, business partners, property valuers, and portfolio management / finance to support the asset management operation
• Assist investment team in the evaluating of new investment opportunities
• Manage market intelligence, collate global market / industry information to ensure competitiveness of our product and services.

• Degree/Professional qualifications in Property Management, Real Estate, Engineering or similar
• At least 10-15 years working experience, with at least 8 years in managerial role
• Preferably significant knowledge and experience in real estate development or investment industry
• Advanced knowledge of asset/property management planning, property statutory standards and compliance and rental contracts
• Highly organised with great attention to detail with strong verbal & written communication and collaboration skills
• Strong customer service and interpersonal skills needed to meet with prospective and current tenants
• Ability to establish productive working relationships with people at all levels of the organization as well as with external partners
• Strong leadership skills with ability to influence others
• Advantageous to have experience in using/implementing property management software
