Attend to all leasing inquiries and recommend suitable space options that align with the mall's tenant mix strategy.
Assist in planning and implementing leasing strategies to maximize occupancy and rental yield.
Prepare leasing proposals, presentations, and supporting materials for management approval.
Conduct regular market surveys to monitor retail trends, competitor activities, and potential tenant prospects.
Identify, approach, and secure prospective tenants in line with the mall's positioning and target market.
Ensure all leasing documentation including Letters of Offer, Tenancy Agreements, circulars, notices, and warning letters are properly prepared, executed, and maintained in compliance with company policies.
Coordinate with legal, finance, and operations teams to ensure timely processing of all tenancy-related documentation.
Assist the Leasing Manager in handling all tenancy matters, including renewals, terminations, and handover/takeover of premises.
Monitor tenant performance, rental payments, and compliance with lease terms, mall house rules, and fit-out standards.
Develop and maintain strong, professional relationships with tenants to ensure high tenant retention.
Act as a liaison between tenants and the mall management team to address leasing or operational issues promptly.
Assist in the preparation of leasing reports, occupancy updates, and performance analyses for management review.
Maintain an organized leasing database and filing system for all tenant and property-related documents.
Support the Leasing Manager and Management team in any other tasks or assignments related to leasing and property management as required.
QUALIFICATIONS REQUIREMENTS
Education: Diploma or Bachelor's Degree in Real Estate Management, Business Administration, Marketing, or related field.
EXPERIENCE REQUIREMENTS
Experience: Minimum 3 years of working experience in retail leasing, property management, or commercial real estate.
Strong understanding of tenancy agreements, leasing processes, and relevant legal and regulatory requirements.
SKILL & OTHER QUALITIES REQUIREMENTS
Proficient in Microsoft Office applications (Word, Excel, PowerPoint) with the ability to generate and manage reports effectively.
Excellent communication and negotiation skills.
Strong analytical and problem-solving abilities.
Able to work independently with minimal supervision and perform under pressure.
Good interpersonal skills with a positive and professional attitude.
