Job Description


Responsibilities 1) Leasing Process \xc2\xb7 Attend to new prospective tenants\' enquiries (Walk-in, Call-in and Online web registration) \xc2\xb7 Identify suitable floor area for prospective tenants \xc2\xb7 Follow up with viewing appointments \xc2\xb7 Follow up with prospective tenant and conclude lease \xc2\xb7 Market vacant office to Real Estate Agents & Existing tenants \xc2\xb7 Organise promotion fair \xc2\xb7 Conduct regular checks of premises to ensure tenants comply with all the terms and rules stipulated in the Tenancy Agreement \xc2\xb7 Tenant Moving-in/out \xc2\xb7 Office renovation \xc2\xb7 Handover of Premises \xc2\xb7 Reinstate of premises 2) Preparation and managing leasing Document; \xc2\xb7 Offer to Let \xc2\xb7 Tenancy Agreement \xc2\xb7 Offer Renewal \xc2\xb7 Handbook \xc2\xb7 Deed of Novation \xc2\xb7 Initial legal action against tenant who breach term & condition of tenancy 3) Enquiries and Complaints \xc2\xb7 Attend to tenants day-to-day enquiries and/or complaints pertaining to leasing, tenants renovation, business hours, common facilities matters \xc2\xb7 Respond to complaints quickly and efficiently \xc2\xb7 Notify respective parties to check and rectify the problems \xc2\xb7 Follow up on the progress/ status of resolution or action 4) Lift Access Card \xc2\xb7 To prepare, generate & delete lift access card (staff/tenant/visitor) as and when required \xc2\xb7 New recruitment \xc2\xb7 Left service employee \xc2\xb7 Penalty charge on damaged/lost card \xc2\xb7 Employees data update & monitoring 5) Leasing Billings and Account Document \xc2\xb7 Prepare, update and maintain all leasing reports/ records including tenant\'s profile, offer letters, tenancy/ license agreements, daily correspondence and proposals, filing and etc. 6) Bonding and engage with Tenants \xc2\xb7 Adhere to SOP and Additional By Laws \xc2\xb7 Customer survey exercise \xc2\xb7 Sponsorship/contribution (Tenants\' Annual Dinner) \xc2\xb7 Token of appreciation (X\'mas cookies/gifts, function/ show entry ticket, etc) \xc2\xb7 Enhance network wifi facilities at common areas 7) Asset Management - Manage vacant office space \xc2\xb7 Manage vacant office space in a good & tidy condition \xc2\xb7 Familiarise with Buildings\' operational, location, layout, facilities, services, M&E, technology information etc. \xc2\xb7 Familiarise with competitors information \xc2\xb7 Check air condition efficiency and maintenance service schedule \xc2\xb7 Schedule pest control maintenance service to vacant units space \xc2\xb7 Propose upgrading works to rectify vacant unit space condition to lettable condition Requirements \xc2\xb7 Knowledge in Leasing process and documents. \xc2\xb7 Good written and communication skill. \xc2\xb7 Good interpersonal and interaction skills. \xc2\xb7 Good marketing, engaging and influencing skills with target prospective tenants and real estate agents. \xc2\xb7 Good networking with real estate agents. \xc2\xb7 Positive and encouraging team members. Able to work well with all levels of management and staff. \xc2\xb7 Pleasant personality, patience and able to handle complaints. \xc2\xb7 Good analytical skills and ability to find solution for problem solving. \xc2\xb7 At least 2 years in a similar capacity (Degree or Diploma in Leasing and Marketing, Real Estate, Business Administration or equivalent.) Job Type: Permanent Salary: RM3,000.00 - RM4,000.00 per month Benefits:
