Job Description


Requirements

  • Degree/Diploma in any field.
  • 5-7 years of working experience in retail operations management/related field.
  • Fluent in English and Bahasa Malaysia.
  • Able to work on shift including Off Day, Rest Day or Public Holiday.
  • Able to move upwards or laterally within the AEON Business.
Responsibilities
1. Financial Management
o Analyzing & understanding the Mall Profit & loss statement and achieving the monthly budget figures, Monitoring the Mall Sales Turnover (Sales of Aeon Retail & Tenants),
o Analyzing the monthly Mall Income Collections, ageing management and Setting the annual budget for Income and Expenditure of the Shopping Centre.
2. Tenant Management
o Understand the management and tenants\xe2\x80\x99 rights in the Tenancy Agreement and tenant Profile,
o Mastering the entire Mall & Tenants\xe2\x80\x99 layout, type of business and rental zoning
o Analyzing the weaknesses and strengths of tenants\xe2\x80\x99 sales performance, compiling the reasons and preparing countermeasures to boost up the results.
o Conducting the frequent visit to the tenant shops by managing the tenants\xe2\x80\x99 voices
o Periodical checking to tenants\xe2\x80\x99 shop to ensure their compliance to the law & tenancy agreement
o Synchronizing the handing & taking over vacant lots
o Briefing tenants on the Mall Rules & Regulations
o Proposing potential tenants to HQ leasing Department.
3. Building Management

o Car park Management:
\xef\x82\xa7 Ensuring smooth traffic control,
\xef\x82\xa7 Analyzing Mall car count, monitoring the accuracy of cash collection management,
\xef\x82\xa7 Developing the car park related procedures
\xef\x82\xa7 Coordinating the maintenance of car park system.

o Security & Safety:
\xef\x82\xa7 Monitoring the manpower planning
\xef\x82\xa7 Analyzing the crime reports of the mall
\xef\x82\xa7 Developing the crisis management related procedures
\xef\x82\xa7 Ensuring and coordinating with facility management on the status of all security/ emergency equipment\xe2\x80\x99s
\xef\x82\xa7 Developing training and counseling
\xef\x82\xa7 Initiating good rapport with local authorities.

o General Affairs Management:
\xef\x82\xa7 Planning the opening & closing route for the mall
\xef\x82\xa7 Managing the mall keys
\xef\x82\xa7 Checking the effective executions of contracted services such as pest control, landscaping, cleaning.
\xef\x82\xa7 Understand the building condition and able to propose the mall refurbishment and major capital expenditure projects for future.

o Facility Maintenance:
\xef\x82\xa7 Coordinating with facility management department on the status of all maintenance & electrical (M&E) equipment\xe2\x80\x99s
\xef\x82\xa7 Ensuring the smooth operation
\xef\x82\xa7 Coordinating with landlord on any outstanding issues in order to speed up the process.
4. Marketing and Events
o Understanding the strengths and weaknesses of the mall by developing the strategies to expose the mall and gain bigger shoppers\xe2\x80\x99 crowd through the assistance and coordination with HQ mall marketing department.
o Coordinating and planning the yearly major courts (centre/ sub/ north/ south) events\xe2\x80\x99 schedules and activities.
o Monitoring the overall promotion set ups, dismantles and contents in order to match with the initial plan and promotional guidelines.
o Encouraging the tenants\xe2\x80\x99 interactive events in order to create better exposure for the outlets.
o Developing good public relation with media, business associates and community group by conducting public related or charity events etc.
o Conducting event surveys at other competitors for the mall improvements.
5. Customer Service
o Developing consistent training on services and crisis or emergency management procedures for frontline staffs (information counter and car park staffs).
o Proposing and developing new services and facilities for shoppers.
o Manage the customer\xe2\x80\x99s voice and do immediate counter measures for any complaints and suggestions received.
o Paging and background music management
o Conducting the yearly customers\xe2\x80\x99 satisfaction survey to understand the shoppers\xe2\x80\x99 needs.
6. Administration & Staff Management
o Licensing Management-
\xef\x82\xa7 Ensuring the existence of all licenses, the expiries and renewals.
\xef\x82\xa7 Understanding on all insurance procedures and coverage.
\xef\x82\xa7 Understanding the mall operations yearly policy and formulating the respective department heads OKR.
\xef\x82\xa7 Manage the housekeeping and maintenance of mall documents and management office.
\xef\x82\xa7 Ensuring the updating of organization chart and sufficient work force for mall at all time.
\xef\x82\xa7 Developing training and counseling for the staffs.
\xef\x82\xa7 Constant update to the staffs on any company\xe2\x80\x99s directions and plans in order to share better track of understanding.
\xef\x82\xa7 Evaluating the job performance and taking care of staffs\xe2\x80\x99 welfare.
\xef\x82\xa7 Developing the succession plan and career development plan for the staffs.
\xef\x82\xa7 Monitoring, checking and approving all the necessary HR documents and issues.
7. Legal & Landlord Management
o Understanding and executing to the content of tenancy agreement/ lease agreement between landlord and AEON.
o Understand AEON rights and liability.
o Developing close communication with landlord on daily operational problems, crisis management and any upcoming mall events
