Property management

• Manage day-to-day operations.
• Prepare, review, update & implement SOPs and House rules.
• Facilitate AGM & assist to form the JMB/MC.
• Effect procedures for handling over of vacant possession and setup of maintenance office.
• Monitor and ensure duly compliance of house rules, by-law regulations.
• Appoint and monitor property management agent, security, cleaning & janitorial services.
• Supervise, manage, build and train the team.
• Attend to owners/ tenants complaints, defects and renovation enquires.
• Ensure safety compliance and draw up and maintain emergency & evacuation procedures.
• Manage and coordinate repair works, defect rectification works & renovation works.
• Ensure well-maintenance of common area & all common facilities of the property.

• Initiate and monitor recovery proceedings through either legal action or the Housing & Strata Management Tribunal.
• Attend to unit owners/ tenants enquiries/complaints.
• Keep proper log for enquiries/ complaints.
• Manage and ensure timely submission of regulatory reports to all relevant authorities.
• Retain proper record of operating and maintenance manuals, drawings, service contracts/agreements.
• Ensure timely renewal of all licenses, permits and certificates.
• Ensure adequacy of insurance coverage and timely renewal of insurance policies.

• Prepare annual budgeting & planning.
• Ensure timely completion of reconciliations of bank accounts, preparation of financial accounts, banking in of collections & etc.
• Supervising credit control & review budget planning.

• Candidate must possess at least a Diploma or Bachelor\'s Degree in Civil Engineering, Property Development/Real Estate Management or related field.
• Familiar with Strata Management Act 2013 & Strata Titles Act 1985 specifically to mixed commercial development.
• At least 8 year(s) of working experience in the related field is required for this position.
• Possess good communication and writing skills in English and Bahasa Malaysia.
• Possess own transport and valid driving license.
