Job Description


To perform the routine job describe below: Work closely with the Senior FM and Facilities team and support client\'s line managers on mechanical, electrical, and technical field strategy and support in driving the implementation of more technical features include drive continuous improvement in all aspects of facilities operations in terms of cost, processes, performance and efficiency. Manage the M&E Services in the most efficient and economical manner to ensure zero Interruption to Services, Business, and site Manufacturing Operation. Serve as the liaison for all facilities management services, inclusive but not limited to janitorial, pest control, M&E, landscape, waste management, space planning, transportation, and project development services. Investigate serious plant incidents and ascertain that corrective and preventive actions are taken immediately to avoid any interruptions to manufacturing operation and business services. Ensure risk mitigation plans and measures are in place. Coordinate and confer with FM Facility Manager & site team which associates on all matters arising from Operation and Maintenance of the site. Planning, organizing, and controlling major maintenance work in relation to the overall site operations and maintenance activities under normal and emergency conditions. This includes daily work orders and scheduled task, Preventive Maintenance, and reimbursable/variable works. Define project work requirement and scope of work, liaise and arrangement of project vendors for quotation based on tender specification and requirement. Evaluate of submitted vendor quotations, consolidate, and prepare and submission of formal quotation to client as per project specification and requirement. Project award and coordination of vendors and client to ensure safe and timely completion of project within budget and specification Conduct of project meetings provide progressive updates of project to the manager, client and stakeholder. Promote customer and JLL related sustainability initiatives by proposing & participating in recycling, energy, waste reduction, sustainability program. Cascade of objectives established by manager to technician team into our JLL team\'s Performance measuring system (Workday) Maintain an effective succession plan for yourself and all team members under your care Complete and submit goals/objectives, mid-year reviews and year-end accomplishments by required due dates. Manage and engage in the on-going performance review process for all direct reports by required due dates. Develop of technical service standard, establish and continuous update Engineering & Operational procedures, roll out and training for operations staffs. Review the maintenance/service practices of M&E vendors to deliver quality work practices in line with the manufacturer recommendations, established processes, tools and documentation Respond promptly to unusual or emergency conditions which affect critical system/asset capacity and reliability. Provide leadership and guidance to the technical team as required to ensure delivery and achieve of high client service standards. Driving Operational control through Metrics/KPI Management. Deliver services based on contract Scope of Work (SOW) with applicable contract deliverables in accordance with prescribed frequencies. Ensure uptime and smooth operation of M&E system, attend and response to site incident and emergency as required. Manage the performance and outcomes of assigned staff reporting to the position. Monitor of 52 weeks PPM planner and ensure that all PMs are completed on time and updated into Corrigo system. Have strong focus ensuring our JLL staffs and vendor partners meet all EHS, SLA, KPI, Satisfaction Surveys, Contracts and Scope of Work requirements. Confer and coordinate with subordinates to ensure timely reporting of daily, weekly, and monthly operations report. Initiate studies to solve and avoid all technical and administrative problems at the site particularly to enhance customer satisfaction and optimize costs. Hold regular staff meetings with on-site technical team other key personnel to discuss operational, maintenance and other technical and non-technical issues. Determine manpower requirements, training, and administrative needs. For every direct report, build actionable and measurable career development plans Coordinate and review the preparation of site annual Capex and operation budget plan including client\'s spending. Implement safety program at the site and enforce safety rules and practices. Regular inspection for conformance to service standards and expectation of M&E and facility infrastructure. Investigates complaints regarding M&E service and equipment and takes corrective action. Assist and support site\'s daily operations and technical issues, providing effective solutions whenever difficulties arise. Work closely with vendors, coordinating with them on a variety of services, projects and rectification & maintenance work and certify completion of jobs from beginning to end. Assign jobs, supervise technicians and ensure that all assigned or routine jobs, maintenance, repair and replacement works are carried out properly Regular inspection of building and facilities to ensure building facilities are in satisfactory, serviceable condition and to ensure quality standards are being maintained. Effectively support the management to control of site operating expenses to meet/exceed glide path savings targets. Support JLL Sourcing Team on all Sourcing Initiatives implement all service level changes and/or supplier transitions as required. Ensure all financial processes are following and compliant as per JLL and clients\' competitive bids process, issuing of PO\'s, and receipting work. Actively identify, develop and document best practices that increases JLL\'s value to the client. Actively identify, develop, propose and document innovations that increase JLL\'s value to the client. Actively apply and support of JLL new technology and corporate programs to increase value to the client. Perform any other tasks as assigned by management, client and immediate reporting manager. REQUIRED QUALIFICATIONS & KEY COMPETENCIES Certificate in any Electrical Engineering or equivalent field More than 5 years\' experience working in Facilities Management. Chargeman and electrical work certification is a plus point. Able to work independently and with minimum supervision, Independent, self-motivated, flexible, responsible, and willing to work under pressure. Computer literature, Microsoft Office, MS project, PowerPoint, Excel, AutoCAD - plus point. Excellent verbal/written communication and presentation skills. Knowledge in statutory requirements. Knowledge of Energy Reduction and Sustainability Programs - plus point. Pleasant personality, strong customer service, interpersonal skills and problem-solving ability.
