Job Requirement: \xe2\x80\xa2 Candidate must possess at least a Bachelor\xe2\x80\x99s Degree, Post Graduate Diploma, Professional Degree, Business Studies / Administration / Management / Property Development, / Real Estate Management or equivalent. \xe2\x80\xa2 Proficiency in Bahasa Malaysia, English \xe2\x80\xa2 At least 1 year of working experience (preferably in managerial) in the related field is required for this position. \xe2\x80\xa2 Able to work under pressure with good problem-solving skills. \xe2\x80\xa2 Good interpersonal and communication skulls and able to work independently \xe2\x80\xa2 Understanding the requirement of Strata Management Act 2013, and Strata Management Regulations, 2015 on Management and maintenance of the strata properties. \xe2\x80\xa2 Practical application of the related laws, by-laws and procedures Duties & Responsibilities: \xe2\x80\xa2 Check daily incident report from Supervisors from guards and cleaners on lighting, timer, repairs, replacement, cleanliness, bulk waste, overall cleanliness, common areas toilets etc. \xe2\x80\xa2 Daily meeting with security and cleaners on the above incidents. \xe2\x80\xa2 To manage all correspondences with contractors and Authority and new notices. Ensure compliance of Strata Titles Act 757 at all times. \xe2\x80\xa2 To ensure all parcels collected on behalf of owners are collected on daily basis. \xe2\x80\xa2 To verify attendance of service providers, quality of work, all lift conditions and cleanliness (twice a day). \xe2\x80\xa2 Walk about to check conditions of all common area\xe2\x80\x99s facilities such as cleanliness, equipment\xe2\x80\x99s, lighting, on off lighting and air-conditioning. \xe2\x80\xa2 To create a servicing record for prv, lifts, pumps, VMS, barrier gates, filters, etc. \xe2\x80\xa2 To prepare a daily WhatsApp report to be sent out to committee on collections, daily attendance, water levels, monthly servicing, repairs of the day, general cleaning status, mechanical faults to be rectified, conditions of all common facilities. \xe2\x80\xa2 To bank in all daily collections. \xe2\x80\xa2 To monitor renovations contractors and Moving in/out activities. \xe2\x80\xa2 To ensure all common toilets are clean, orderly and in good shape. \xe2\x80\xa2 To ensure all staff in Management Office are familiar with the By Laws and Additional By Laws if any. \xe2\x80\xa2 To seek quotation for renewal of insurance premium 3 months before expiry date. \xe2\x80\xa2 To ensure all expiring contracts with Contractual Service Providers are negotiated and renewed within 3 months from date of expiry. \xe2\x80\xa2 To ensure all fire extinguishers license are renewed 1 month before expiry. \xe2\x80\xa2 To ensure all JKKP Lifts licenses are renewed within 3 months from date of expiry. \xe2\x80\xa2 To prepare budget of Income and Expenses for tabling in the Annual General meeting 3 months before date of AGM. \xe2\x80\xa2 To ensure all accounts are complete and ready to be audited. \xe2\x80\xa2 To remind and propose to the Committee Members the date for holding AGM. \xe2\x80\xa2 To prepare AGM notices with all agendas 2 months from date of AGM. \xe2\x80\xa2 To renew Gen Set License. \xe2\x80\xa2 To ensure performance of LV calibration and Generator once every 2 years. \xe2\x80\xa2 To ensure all attendance of service providers are submitted and to deduct all absenteeism, breach of duties from their invoices. \xe2\x80\xa2 To ensure all cheques are all prepared on time for signing off. \xe2\x80\xa2 To prepare monthly report for meeting. \xe2\x80\xa2 To ensure accounts are ready and to be emailed to all members 7 days before next monthly meeting. \xe2\x80\xa2 To send all Minutes of Meeting 7 days from date of last meeting. \xe2\x80\xa2 To monitor building maintenance budget and to keep a record of stock control.
