Job Description

1. Effectively lead, supervise and motivate a team of technical/administration personnel to provide effective service and technical support for the properties assigned
2. Responsible for smooth operation of the properties services i.e. security, cleaning, machinery, monitor owners’ renovation and construction progress, landscape maintenance, and etc.
3. Manage all aspects of building maintenance for the proper and efficient operations of all building, M&E facilities, cleanliness and upkeep, security and safety and general building maintenance
4. To prepare budgets and operating expenses for building maintenance including security and safety
5. Ensure all defects works are attended to within contractual period
6. Responsible for maintenance of all electrical, mechanical, fire alarm, plumbing and/or manual equipment, security systems, facilities and all systems in the properties
7. Liaise with the relevant authorities in relation to permits, insurance, licenses, etc for operations, property maintenance, security and safety
8. Ensure compliance with all relevant legislation and mandatory requirements by the authorities
9. To conduct regular inspection of all facilities, equipment, common areas including landscaping, pest control works, security and cleaning services
10. Monitor and maintain all contracts with contractors, security services, workers, suppliers, consultants, including cleaners, gardeners, technicians, handyman/plumber
and chargeman
11. To ensure that all required licenses and permits are valid and renewed on a timely basis
12. To source and recommend appointment of contractors/workers for building maintenance, cleaning, security and safety and all related works
13. To ensure that all log books, records and reports are updated on daily, weekly and /or monthly basis as required
14. To ensure that all enquiries and complaints from tenants are attended to promptly
15. Responsible for the proper maintenance of the air-conditioning chillers, lifts, Escalators, Public Address System Fire Alarm Panel, Emergency generators, CCTV system, sewerage plant, electrical switchboards and distribution boxes, electrical risers, ventilation fans and STP.
