Job Brief:

In-charge and implement the objectives set by the Director in the management of the shopping mall Overseeing and managing the day to day Operations, Credit & Administration, Marketing and Leasing requirements as well as other related activities of the shopping mall based on general procedures and respective managerial discretion Responsible for managing a team, providing leadership to the Mall\xe2\x80\x99s staff, driving mall performance, managing capital works, ensuring the mall is maximising its return, managing operational efficiency, maintaining relationships with tenants Ensure doing everything possible to manage this asset to the best possible standard and with integrity Ensure and encourage a culture of innovation and be constantly looking at new ways of doing things to add value to the investment

Job Responsibilities:

• To oversee, monitor and lead the day to day Operations of the shopping mall
• To plan, review and advise on the development of the shopping mall.
• To plan and review the organizational structure and the unique manpower requirements to effectively carry out the duties and functions in the management of the mall.
• To plan and set the general direction of the center management, marketing and promotions, tenant mix and leasing strategy.
• To advise, direct and participate in the negotiation of retail space to anchor tenants, mini anchors and other specialty tenants.
• To review and recommend the amount of maintenance fees, service charges and advertising and promotions to be collected at the reasonable market rate for the mall.
• To review with Finance / Accounting and Leasing department to ensure a healthy ageing record for tenants
• To plan and direct the Credit & Administration / Human Resources and Finance procedures and systems.
• To ensure the needs of our customers, tenants and stake-holders are met.
• To present annual budget and income for management\xe2\x80\x99s approval.
• To review all income and expenses for Marketing & Leasing department
• To present monthly reports of the Shopping Mall to the Management
• To advise on the feedback of past and present designs in the architectural, engineering and facilities planning of the mall.
• To review all contracts and operating expenses for Operations Department
• To direct in the liaison with anchor tenants, relevant governmental agencies, law enforcement bodies and political entities.
• To plan and direct the security requirements and operational procedures.
• To plan and direct the cleaning requirements to maintain the standard of cleanliness for the mall.
• To plan and direct the car park requirements, operational procedures and fees to be collected.
• To plan and direct the overall M & E, housekeeping and other operational aspects of the centre.
• To ensure Risk Management practices are applied to minimize loss exposure
• To ensure the retail tenants are complying with the shopping mall\xe2\x80\x99s house rule.
• To ensure the logistical requirements of the tenants, suppliers and contractors related to the tenants and shopping mall are met e.g. loading /unloading, garbage disposal etc.
• To set-up and lead the Emergency Respond Team (ERT) for the mall
• Retail Professional preferably with tertiary qualifications of any discipline with proven success and good track record in Shopping Mall Management

• Minimum ten (10) years of working experience in similar industry
• Possess excellent leadership skills, great client relationship management skills, superb communication skills and always look to find a win/win solution
• Ability to use initiative and assume full responsibility of tasks with a drive for results and is solution focused
• Love challenge and can work in a high-pressure environment
• Required language(s): Bahasa Malaysia, Chinese, English
