Job Description


Job responsibilities: Responsible for overseeing the management and operations of a diverse range of investment properties, including but not limited to shopping malls, office buildings, and other commercial properties. Formulate and execute strategic plans for the management and operation of the designated portfolio, aligning them with the companys overall objectives and investment strategy. Develop and implement strategic plans specifically for the shopping mall, encompassing leasing strategies, marketing initiatives, and operational improvements to stimulate foot traffic, enhance tenant retention, and maximize overall profitability. Supervise the operations of the shopping mall and other investment properties, overseeing property maintenance, security, cleanliness, and facilities management to ensure a secure, appealing, and well-maintained environment for tenants and visitors. Spearhead leasing initiatives to attract and retain high-quality tenants, engage in lease negotiations, and foster robust tenant relationships to optimize occupancy rates and rental income. Lead endeavours to enhance the financial performance of the portfolio, focusing on revenue generation, expense management, and capital improvement projects. Conduct routine property inspections and assessments to ensure compliance with regulatory requirements, safety standards, and overall property condition. Cultivate and sustain strong relationships with tenants, vendors, and stakeholders to elevate the value and reputation of the properties. Collaborate with internal teams, including finance, legal, and asset management, to address and resolve intricate property issues. Prepare and present periodic reports on the financial and operational performance of the portfolio to senior management and stakeholders. Stay abreast of industry developments, monitor market trends, consumer behavior, and competitor activities to identify opportunities for growth, innovation, and continuous improvement. Provide leadership, guidance, and mentorship to the team, fostering high performance and the achievement of goals. Undertake any additional duties and job functions as instructed periodically by the company or persons acting on behalf of the company. Situated in Xiamen, China Requirements Job requirements: Extensive experience in retail management, leasing, financial management, operational proficiency, and a commitment to customer service, enabling the formulation of strategies to propel portfolio success. A dynamic leader with a fervour for retail, possessing a proven track record of achieving outstanding results in a competitive market. Hold a Bachelors degree in Real Estate, Business Administration, Finance, or a related field. Demonstrated success in managing shopping mall operations, accumulating at least 10 years of experience in a similar role, preferably overseeing a diverse portfolio with a significant shopping mall component. In-depth comprehension of retail industry trends, consumer behavior, and leasing practices. Exceptional leadership and communication skills, showcasing the ability to guide a diverse team and foster effective collaboration with internal and external stakeholders. Strategic thinker capable of developing and executing retail strategies that align with broader business objectives. Solid financial acumen, adept at analysing property performance, budgets, and financial reports. Knowledgeable about regulatory requirements, leasing agreements, and property laws applicable to shopping malls.
