Scope of Responsibilities To support Business Development and leasing strategy, to promote Bukit Puchong township and to generate tenant mix and leasing income on company properties and assets. Primary Duties a) Assist to research and source for prospects leads for commercial, residential and land lease, guided by the understanding of the tenant mix required for each area and space. b) Engage with prospects on the proposed space for lease suitable to prospective tenant\xe2\x80\x99s business, commercial or home needs. This include identification of site or unit available, actual site visit (with/out projects team) and tenant interaction, follow-up till securing the leasing deal. c) Assist to prepare a Leasing plan to target identified leads and work with Marketing, IT to generate awareness and outreach to realize leasing targets d) Follow-up with Safety and Security team to monitor tenant\xe2\x80\x99s units/site for Safety and Security weekly update to Leasing team e) Engage with existing tenants, respond to tenant\xe2\x80\x99s complaints/ enquiries, leasing renewals (3) months before expiry of contract and work with Marketing team on generating promotions on tenant\xe2\x80\x99s products and assist to drive internal and external awareness on tenants\xe2\x80\x99 business and products with Marketing\xe2\x80\x99s assistance. f) Execute monthly invoices to the tenants, monthly leasing management report and other administrative scope of work. Prepare tenancy agreement, tenancy checklist, signing checklist, TNB & SYABAS related form for submission & LHDN duty stamp form as per SOP. g) Issue friendly reminder on outstanding rental to default tenants, tracking on default payment for leased properties, to issue notice to any cases of two (2) months outstanding rental payment due. h) Capture monthly water meter reading for all BP Newtown lease properties, to compile and submitting to HOD before forwarding a copy to finance dept. for issuance of invoices. i) Liaise and to coordinate with Finance, Central Support & Project Department on matters related to the leasing units e.g. rental collection, security deposit, fit-out, operation and etc. j) Keep record on renewal of tenancy and work with Legal team so that early reminder can be sent to the existing tenants and build a good working relationship with existing tenants. k) Attend to any other duties as may be assigned by the Management from time to time. Requirement (Education/Professional Qualification & Professional Experience) \xc2\xb7 Min. Diploma or Bachelor\xe2\x80\x99s Degree in real estate or any other discipline \xc2\xb7 Pro-active, enthusiastic and self-driven with high level of integrity. \xc2\xb7 Good organizational skills, listening skills, highly motivated, flexible and result oriented.
