1. Work with colleagues across the JM business functions to contribute towards the development of a real estate schedule to help manage and optimise the JM property footprint. 2. Support the development of and gain approval for property and occupational strategies across the EMEA, to help exploit critical lease events, maintaining the flexibility to respond to changing business needs. 3. As part of a Global programme, accountable for the office consolidation or re-gearing opportunities to minimise the annual operating cost of the EMEA portfolio. 4. Manage teams of external real estate consultants, helping to integrate their capabilities into the JM businesses to achieve effective local collaboration. 5. Define and own the development of strategies for the negotiation of property issues across the region. 6. In conjunction with nominated service partners, provide the leadership and expertise to the business areas, advising them on all matters concerning the legality of occupation and relevant terms of the lease / title depending on the transaction being considered to allow informed and timely decisions to be made on real estate transactions. 7. Ensure effective asset management of the property portfolio including property acquisitions and disposals, lease events, business rates/local taxes, regional planning approvals, net book value analysis and onerous lease provisions. 8. Ensure that the delivery of all APAC Real Estate operations are consistent and transparent to effectively leverage both internal and external resources to maximise delivery efficiencies and effectiveness. 9. Support the preparation of real estate metrics and respective KPI\xe2\x80\x99s to provide oversight to the periodic performance of the portfolio. 10. Working with the Global Real Estate Manager, help prepare the Group RE budget and provide the \xe2\x80\x98first line\xe2\x80\x99 SME expertise to the JM Business Units when they are developing their real estate budgets. 11. To collaborate with Legal, Finance and Procurement colleagues in the delivery of property services and in the performance management of suppliers. 12. Help implement a continuous improvement programme to ensure that Real Estate delivery across the global portfolio continues to reflect best practice and the requirements of each JM Business Unit.
