What\xe2\x80\x99s the role?

This role will be responsible in managing, developing, and coordinating the Infrastructure Facilities Management (IFM) of Shell MDS Sdn Bhd, Bintulu.

Regulatory assurance and compliance, especially related to contract labor for Facilities Management (FM) related contracts.

To plan, organize, and execute corrective and preventive maintenance of IFM for office building, Taman Matahari including all the electrical and civil scopes.

To supervise and execute the Hazards & Effects Management Process (HEMP) and Safety Critical Activities in accordance with specific performance standard as per Asset Management System (AMS) for safe and reliable operation. Refer to Critical Activities (CA) and Safety Critical Equipment (SCE) list.

Work with the service providers to achieve sustainable business improvements, especially in HSE and value for money, liaising with expert colleagues as appropriate.

Drive and supervise service providers as part of the contractor\xe2\x80\x99s performance management.

Contract holder for the following service contracts.

Janitorial Services & Beverage Supplies

Cleaning and Laundry Services

Supply Hygiene Facilities and Toiletries

Supply Beverages

Canteen Operations

Ad-hoc General Labor

Supply of Tents and Other Facilities (company events)

Repair and Maintenance of Canteen Equipment

Landscape General Maintenance

Pest Control Services

Repair and Maintenance for Company Owned Houses

Other FM Services

Domestic Courier Service and Mail Delivery

International Courier Service

Administration Services

Ensure proper execution of contractual obligations by the contractors.

Verify relevant claims, invoices pertaining to Infrastructure Services and Maintenance Services

Ensure contractual payments are processed timely and properly authorized.

Review scope of all contracts relevant to Infrastructure Services and arrange for their renewals in line with Company\'s contracting policies and guidelines.

System Application and Products (SAP) \xe2\x80\x93 create Work Order (WO) / Purchase Requisition (PR) and release

Control use of office equipment and its expenses by ensuring fit for purpose spending

Printing of envelopes, material exit pass, and door nameplates/signages

Provide and arrange scheduled maintenance of Company Assets and Utilities.

Supervision of work scope from time to time and do site visit at Company Assets

Facilities Upgrade

Provide IFM support on permits and supervision for both renovation and refurbishment of SMDS offices (Manufacturing Office, Workshop and Warehouse office, Jetty, Lab, Facility Amenities Shelter). The scopes include but are not limited to, office flooring refurbishment, window and door replacement, landscaping, toilets and pantry refurbishment, and external and internal wall painting.

Building Safety Standards Focal

Main focal point for the Building Safety Standards Assessment.

Ensure that all gaps found during the assessment has been communicated to the relevant parties/departments.

Liaise with Real-Estate on the best course of action for all gaps found during the assessment.

Investigate all incidents and infringements and to ensure the HSSE rules of Company assets.

Key Challenges

Successful implementation of Integrated Facilities Management in Shell MDS Sdn. Bhd. Bintulu.

Operate and maintain a fit for purpose Integrated Facilities Management in Shell MDS Sdn. Bhd. Bintulu.

Maintain and renew the relevant contracts for Integrated Facilities Management.

Managing business expectations and meeting up with growing demands.

Delivering result through semi-skilled contractor workforce.

What we need from you?

Diploma or Certificate in any discipline.

Having at least 1 year of relevant experience related to Building Maintenance, Safety Standard Compliance, Facilities Upgrade Management, Pest Control, Catering Management, and Managing Service Contracts.

Prior knowledge and practical experience in key IFM areas and well versed in computer system.

Knowledge in Plant Turnaround (PTA) logistic and execution

Experience in a Manufacturing Environment, especially in Engineering would be an advantage.

Well-developed communication and interpersonal skills.

Ability to work effectively in a flexible team environment.
