We are looking for : Estate Manager Location: Johor Bahru Oversee the management of the estates team and the maintenance of the school estate To support the Account Director of Operations and Client with the operational development of the school\'s premises, health and safety, and associated contracts management, to ensure outstanding operational resources which deliver the school\'s Strategic Development Plan and complies with all legal requirements in relation to health, safety, security, and the environment To ensure the efficient and effective running of the school buildings, grounds, and resources To support the monitoring, evaluation, and continuous review of the quality and effectiveness of estates management within the school. Oversee the management of caretaking and maintenance of the school\'s buildings and grounds Oversee all maintenance requests and ensure they are responded to in a timely manner and with the correct resource Day-to-day responsibility to ensure The maintenance of the school\'s sites and buildings the school complies with all relevant statutory requirements the preparation of maintenance schedules and the efficient operation of all facilities within the school estate To manage the security of the school and to be a key holder To ensure effective after-hours contact arrangements are in place for the alarm security company to liaise with and participate in these arrangements To act as an escalation, point of contact for estates team participating in the out of hours call out rota Ensure compliance with all site-related health and safety requirements including clear communication to all staff and pupils as well as recording and reporting health and safety matters to the Account Director of Operations and Client Contribute to the tendering of contracts for outsourced services. Manage the selection, evaluation, and monitoring of external contractors Monitor the performance of the outsourced services against their contractual obligations, responsibilities, and KPIs in relation to building services providers Oversee the management of contractors on site, ensuring: PM / RM are provided, checking these, and authorizing for work to proceed Permits to work are issued as required to Safeguarding policy and procedures are adhered to Ensure the effective maintenance, repair, and safekeeping of all resources, including regular audits Develop and keep up-to-date registers of the premises and assets Contribute to the Operations Development Plan aligned with the Campus\'s Development Plan, including: Developing a planned maintenance program Arranging for Condition, Sustainability & Sufficiency Surveys Support the Account Director of Operations and Client with planning and preparing capital-building projects Ensure work undertaken by premises contractors is completed satisfactorily and follow up on any issues Carry out termly inspections of the buildings and grounds, report findings & recommendations to the Account Director of Operations and Client Responsible for Campus-JLL operational budget planning (CAPEX and OPEX) Liaise with the developer and local authorities To audit and monitor the campus health and safety areas aspect (weekly/monthly) Review plans and specifications and recommend changes as necessary Recommend the need for any methods of altering existing facilities Track the status of project completion, maintenance, and operations activities Traffic flow management and planning to ensure smooth traffic during peak and off peaks hours on campus Responsible for Health and safety audits and act as a key person to close the gap Sound like the job you\'re looking for Before you apply, it\'s also worth knowing what we are looking for: Master\'s or Degree in Engineering any related, Business, Economics 10 years of experience Min at least a USD$1m/annum portfolio, mixed with MEP, soft services, project, and CAPEX and OPEX planning experience CAPEX and OPEX planning experience of approx.
